5 Tips to make your Homes Flood Proof

Summer is over and the rainy season will take the center stage. During this season, floods are very evident not only in rural areas but on cities as well.       According to a research conducted in the United Kingdom (UK) last 2009 which analyses the impact of flooding to the property value, flooding causes a temporary impact on property values, a decrease on its market value. However, it will return to its normal market value after three years and the impact differs on the level of risk on the areas flooded. This is a matter of great concern for the home owners as well as valuation professionals and mortgage lenders.       Flooding is no more new to Philippines. It causes damages and eventually destroys houses, schools, buildings, bridges and the likes. We cannot completely make a property flood proof but we can do the following to lessen flood damages.  #FloodProofTip1  Sandbags       -Stocking up sandbags are used to block the doorway, drains, and other opening of the properties to prevent water backing up. They can also filter mud sediments from the flood water. They are also cheap and easy to obtain. However, if your problem is groundwater flooding, sandbags won’t help.  #FloodProofTip2 Elevate your Homes      -Place your house on a fill to allow the floodwaters to flow underneath. Create a crawlspace construction. Crawlspace construction is an area accessible by crawling, having a clearance less than human height, for access to plumbing or wiring, storage, etc. #FloodProofTip3 Modify your water valves and Pump Sump systems      -Integrate a backflow valve in your current sewer system to avoid knee deep floodwater inside your homes. It will also prevent the floodwater from staying inside and damage your homes.      -Use the basement of the house as sump basin, and use the sump pump which is a pump used to remove water that has accumulated in a water collecting sump basin. If the house does not have a basement, elevate all the household appliances and furniture to a higher place.  #FloodProofTip4 Create Barriers      -Create a barriers that are made of earth or steel to keep the floodwaters from reaching a building. Also, you can construct a berm which is a level space, shelf, or raised barrier separating two areas. It can serve as a border barrier. #FloodProofTip5 Replace wood floors and carpets      -Wood is a great absorbent of water as well as carpets. So it’s better to install ceramic tiles for flooring and remove carpets if you are anticipating flood.      We cannot prevent flooding and make our homes totally flood proof.
